Electrical Installation Condition Report:
According to the Electricity at Work Regulations 1989, Commercial property owners are legally required to ensure the safety of their electrical installations, which means conducting an Electrical Installation Condition Report (EICR) on their premises, typically every five years; however, the frequency can vary based on the type of business, the condition of the electrical system and insurance requirements.
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 came into force on 1 June 2020. It applies to all tenancies created on or after that date in England from 1 July 2020.
Following the inspection and testing, a private landlord must:
Obtain a report from the electrician person conducting the inspection, which gives the test results, the next inspection and the due test date.
Supply a copy of the electrical safety certificate to each tenant within 28 days of the inspection and test.
Provide a copy of that electrical safety certificate to the local housing authority within 7 days of receiving a request in writing for it from that authority.
Retain a copy of that report until the next inspection and test are due, and supply a copy to the person carrying out the next inspection and test.
Provide a copy of the most recent electrical safety check certificate to any new tenant of the specified tenancy to which the report relates, before that tenant occupies those premises and to any prospective tenant within 28 days of receiving a request in writing for it from that prospective tenant.
Provide the electrical inspection report to the tenants when signing the tenancy agreement and other documents like the gas safety certificate, EPC and how-to-rent guide.
